Accounting Director - OAK
SUMMARY
The Lead Capital Accountant is responsible for the supervision of the records of the capital (fixed) assets for KOA, including recording the cost of newly acquired fixed assets (both tangible and intangible), tracking existing fixed assets, recording depreciation, and accounting for the disposition of fixed assets.
This position is also responsible for maintaining financial records for assigned OAK campgrounds.
SPECIFIC DUTIES
- Supervision/Review of all capital asset records assigned to other OAK/Capital. This includes, but is not limited to:
- Confirming and researching the appropriateness of capitalizing an asset
- Confirming a project is split into separate assets appropriately
- Confirming the asset has correctly been assigned the following for GAAP and Tax: acquisition amount, acquisition date, asset type, class, and life years.
- Confirming all assets have been disposed of properly from sales, scrapping, and/or replacements
- Work with supervisor/Controller on asset record reconciliation for “disasters.”
- Work with supervisor at the beginning of the year to assign the campground split amongst the Capital accounts for the coming year.
- Maintain contact with Accounting Capital Project Manager, OAK corporate and OAK development personnel regarding asset updates, project development, and closing/postponing/cancelling of projects.
- Organize and lead routine Capital Accountant meetings with supervisor, Accounting Capital Project Manager, and the Capital Accountants (and other OAK personnel as needed).
- Provide a monthly “spend-by-month” report to CFO and OAK Real Estate Development Team Coordinator
- Coordinate, on a yearly basis, with OAK GMs and RVPs to obtain a GM review of the personal property assets so that the listing for each park is reviewed at least once every two years.
- Record fixed asset acquisitions and dispositions in the fixed asset system and the general ledger for assigned OAKs.
- Track the compilation of project costs into fixed asset accounts and close out those accounts once the related projects have been completed for assigned OAKs.
- Perform a review of project costs/AFEs to determine expense/capitalization classification, including research of authoritative literature as needed for assigned OAKs.
- Perform a review of expense accounts as necessary to identify assets requiring capitalization.
- Calculate depreciation for all assets and assist the Controller with adjusting depreciation to the actual amount at year end.
- Develop and maintain (with other Capital Accountants) a fixed asset manual for both processes/procedures and for maintaining authoritative literature useful in applying capitalization policies and determining asset types and depreciable lives.
- Maintain financial reports, records, and general ledger accounts in compliance with accounting policies for assigned company owned properties.
- Prepare journal entries, analyses, and bank reconciliations and assist with monthly closing processes.
- Process physical inventory counts upon receipt of count details from assigned campgrounds.
- Assist general managers and field bookkeepers with payments to be made from the home office and respond to other inquiries.
- Maintain records and general ledger accounts in compliance with accounting policies for KOA Foundation. This includes, but is not limited to, review of invoices, submission of check requests, bank statement reconciliation, and financial statement preparation/reconciliation.
- Perform monthly balance sheet reconciliations.
- Assist Director of Accounting-OAK Properties and Accounting Manager with month-end OAK estimate to actual reviews.
- Meet processing and reporting deadlines.
- Respond to information requests, review profit and loss statements, and assist with audits.
- Assist the Director of Accounting and Controller as needed.

JOB QUALIFICATIONS
- Bachelor’s Degree in accounting or related business discipline preferred
- At least two years’ experience in accounting or a related field
- Valid driver’s license
- Working knowledge of generally accepted accounting principles
- Highly organized and detail-oriented
- Strong mathematical and analytical skills
- Good problem-solving and time management skills
- Some overtime will be required
PHYSICAL REQUIREMENTS
- Ability to lift and carry up to 25 pounds occasionally
- Ability to travel by air and auto
- Must speak and write English fluently
- Ability to answer phone calls, hear issues, & give direction while viewing computer screens
- Requires use of hands for typing, handling paperwork, & other office functions such as copying, sorting, & filing
- Requires long periods of sitting and/or standing, and computer usage
